Sealed responses will be received by the Miami Downtown Development Authority (“Miami DDA”). Suite 2929, 200 S. Biscayne Blvd., Miami, FL 33131 until 5:00 P.M. on December 28, 2012 for:

Overview

The Miami Downtown Development Authority (“DDA”) is issuing this request for proposals (“RFP”) to
solicit proposals from qualified and experienced firms to provide ongoing Research Management Services
(“Services”). More specifically, the Services will include work that involves a range of research activities
that cover the residential and commercial real estate market in Greater Downtown Miami. This includes
(but is not limited to) updates on the total number of units (by type), number of buildings, property
valuations, market transactions, sales rates, lease rates, absorption. The DDA recognizes the operational
and financial benefits to contracted Real Estate Market Research.

The objectives of the Services will be:
• To provide a comprehensive annual update on the residential and some commercial real estate market; and
• To provide concise quarterly updates on the residential real estate market; and
• To provide lists of new home buyers; and
• To make public statements and presentations of research findings, if and as needed.

RFQ Timetable
The anticipated schedule* for this RFP and contract approval is as follows:

Proposal advertised and available for pick-up December 11, 2012
Deadline for receipt of questions (Week 2) December 18, 2012 at 5:00PM
Deadline for receipt of proposals (Week 5) December 28, 2012 at 5:00PM
Evaluation Committee meeting (Week 6) January 2-4, 2013
DDA Committee Meeting (Week 7) (as necessary) January 7-8, 2013
DDA Board Review/Approval (Week 8) January 18, 2013
Contract Award (Week 9)

* The schedule and all dates are tentative, and may be adjusted by the DDA as necessary
